Vancouver consistently ranks as one of the safest and most livable cities, offering a unique balance of natural beauty, urban amenities, and a vibrant multicultural community.

Moving to a new city takes planning and insight, and that’s where I can help. Having lived on the North Shore my entire life, I know the different neighbourhoods, school districts, and amenities that make each community unique. Together, we’ll discuss your goals, budget, and lifestyle to determine which areas best fit your needs—whether that means walkability, great schools, recreation, or proximity to work.

During an initial phone consultation, we’ll outline what’s most important to you: your ideal home type, preferred neighbourhood, and must-have features. From there, I’ll recommend the best areas to begin your search and provide a proven system to help you find the right property efficiently and confidently.

Key factors to consider include your budget, school preferences, commute, and the type of home that suits your lifestyle—whether a single-family house with a yard, a townhome, or a condo. My role is to guide you through the local market, explain what to expect, and help you make a smooth transition into your new community.

The North Shore of Vancouver, made up of North and West Vancouver, offers an exceptional quality of life. Though often referred to as one area, these are two distinct municipalities, each with a variety of neighbourhoods, schools, and recreational opportunities. Both provide breathtaking scenery—mountains to the north and ocean to the south—and an active outdoor lifestyle supported by world-class trails, ski hills, and recreation facilities.

Families are drawn to the North Shore for its highly ranked public and private schools. Educational options include French Immersion, Advanced Placement (AP), International Baccalaureate (IB), and Super Achiever programs for students pursuing excellence in academics, arts, or athletics.

North Vancouver is divided into the District and the City, home to more than 90,000 residents. Its landscape blends mountain and harbour views with a variety of neighbourhoods suited to every lifestyle. In recent years, North Vancouver has introduced a “village” concept, creating walkable hubs such as Edgemont Village, Lynn Valley, and Lower Lonsdale—each with its own community feel. Lower Lonsdale’s waterfront offers easy access to downtown via the Seabus, making it ideal for commuters who value car-free connectivity.

West Vancouver, home to approximately 45,000 residents, is often described as the jewel of Vancouver. It’s known for its natural beauty, exceptional schools, and close-knit community feel. With oceanfront parks, sandy beaches, and scenic trails, it’s easy to see why so many families and retirees choose to live here. Ambleside and Dundarave offer shopping, dining, and the famous West Vancouver Seawall—a favourite among locals for walking, jogging, and enjoying ocean views.

West Vancouver’s school district is consistently ranked among the top in British Columbia, offering public, private, and specialty programs. The community is also home to two of the region’s most respected independent schools—Mulgrave and Collingwood. Housing options include detached homes, ocean-view condos, and a growing selection of townhomes and duplexes, each offering something unique for today’s buyers.
